A full rewire of a 3-bed semi in Leeds takes 5 to 10 working days and costs from £5,500 fully fitted and certified. Most jobs are done room by room so you can stay in the property. Here is what to expect.

Timeline by property size

  • 2-bed terrace, partial rewire: 3 to 5 days, £3,500 to £4,500
  • 3-bed semi, full rewire: 5 to 10 days, £5,500 to £6,500
  • 4-bed detached or HMO: 8 to 14 days, £7,500 to £10,000+

These prices are fully fitted, tested, certified and notified. They include a new consumer unit, all new circuits, existing socket and switch positions kept or moved to your spec, main bonding, smoke alarms and Part P.

What actually happens on site

Day 1: chase and plan

We cut chases in the walls for new cables using a track-saw. Dust extraction runs continuously so the mess is minimal. We plan the cable routes with you room by room.

Days 2 to 4: first fix

New cables pulled through the chases, back-boxes fitted, all connected at the new consumer unit position. Power is off in stages as we work through rooms.

Days 5 to 7: plaster and second fix

Chases patched with bonding and skim (we bring a plasterer at trade rates), then sockets, switches and lights fitted. Testing on each circuit before energising.

Final day: certification

Full test on the whole installation. Electrical Installation Certificate issued. Part P notified to Leeds City Council. You get all paperwork by email and hard copy.

Do you need to move out?

Usually no. We keep at least one working socket in the kitchen and one in the bedroom throughout. Power is off during working hours in the room being worked on, then restored overnight. Some families choose to stay elsewhere for the plaster days to avoid the dust.
